Weather Seal Replacement

Bottom seal, side seal, top seal — we replace the seals that keep weather, pests, and energy loss out of your garage.

02What you get

A worn weather seal lets cold air, hot air, water, dust, and pests into your garage — and dramatically increases your energy bill if the garage is attached to a conditioned room. Our service replaces the bottom astragal seal, side jamb seals, and top header seal on a single visit.

  • 01Bottom astragal (T-seal, U-seal, or bulb-seal)
  • 02Side jamb vinyl flap seal
  • 03Top header weather seal
  • 04Threshold seals for uneven concrete floors
  • 05Climate-rated materials for hot, cold, and coastal regions

03When you need this

Signs to call us.

  • Visible gap under or alongside the door when closed
  • Water, leaves, or pests getting into the garage
  • Bottom seal cracked, brittle, or compressed flat
  • Drafty garage driving up HVAC bills on an attached space

04What we see

Common failure
modes.

01

Bottom astragal cracked from UV

Direct sun bakes the bottom seal first. We swap to a longer-lived T-seal or bulb-seal on south- and west-facing doors.

02

Side-jamb seal pulled away from frame

Cold-weather shrinkage and nail-pop both pull seals off. We re-anchor with stainless brads where applicable.

03

Threshold seal sized wrong for the floor

Uneven concrete floors need a thicker threshold strip — a common DIY mistake we correct.
